Silver Spring buyers are pushing back more on price

The share of Silver Spring homes selling above list price dropped 10.8 points in a year. That one shift tells you the most about where this market stands right now. These numbers cover the three months ending July 31, 2026.

The Real Estate Data Aggregator counted 43.9% of homes in ZIP 20904 selling above list price. That is down 10.8 points from the same period a year ago. Buyers are still active, but they are watching their monthly payments closely.

Realtor.com reported mortgage rates rose to 6.67% in August 2026, up from 6.05% in February 2026. That jump adds real dollars to a monthly payment. It helps explain why fewer buyers are stretching above the asking price.

The Real Estate Data Aggregator counted 98 homes sold in ZIP 20904, up 3.2% from a year ago. Prices are not falling. The median sale price came in at $628,301, up 2.2%. So the market is not stalling, it is just slower to heat up.

Homes sat on the market a median of 35 days. That is 8 days longer than the same period last year, according to the Real Estate Data Aggregator. Not every home sold fast, and sellers should plan for that.

Buyers have a little more room to breathe

The Real Estate Data Aggregator also found that 44.4% of homes went under contract within two weeks of listing. That is down 17 points from a year ago. Homes that are priced well still move. The ones that are not are sitting longer.

The average sale price was 99.8% of list price, down 1.3 points from a year ago, per the Real Estate Data Aggregator. Sellers are still getting close to their asking price on average. But the room for error on pricing is smaller than it used to be.

The national picture adds some context

Nationally, the Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Silver Spring's 2.2% gain is right in step with that.

CNBC reported the national supply of homes for sale hit a 4.9-month supply at the end of August, the highest level in more than a decade. Silver Spring's 2.1-month supply is much tighter than that national figure.

Realtor.com reported national median list prices fell 1.3% year over year in August 2026. Silver Spring's median sale price is still rising, which sets it apart from that national softness.

  3. But they are taking longer to decide, and fewer are going above list.

One more thing worth knowing: the Real Estate Data Aggregator counted 67 homes for sale in ZIP 20904, up 6.3% from a year ago. Buyers have a few more options. That is part of why they are less rushed.
