The one fact that changes what you should do right now: there are a lot more homes to choose from in Silver Spring, and prices still went up anyway. That means buyers have more options, and sellers still need to price carefully.

The Real Estate Data Aggregator put the average sale-to-list ratio at 99.5% in ZIP 20906. That slipped 0.6 points from a year ago. Still very close to full price, but the cushion is a little thinner. Nationally, Realtor.com reported that 20.4% of listings saw a price cut in August 2026. That is a reminder that price still matters, even when values are holding up overall.

New listings kept coming

The Real Estate Data Aggregator counted 280 new listings in ZIP 20906 during the three months ending July 31, 2026. That is up 10.7% from a year before. More sellers are choosing to list, which is part of why inventory grew so much.

In short
  1. In ZIP 20906, for the three months ending July 31, 2026: inventory is up a lot, prices still edged higher, and homes are taking a few more days to sell.
  2. The market is more balanced than it was a year ago, but it is not slow.

One street in Silver Spring can read very differently from the whole ZIP code. A condo near Colesville Road may move faster than a single-family home near Layhill Road, even in the same month.
