Silver Spring prices held steady even as homes took longer to sell

Prices held in Silver Spring. But homes took longer to sell. That gap is the story for any homeowner thinking about timing.

The Real Estate Data Aggregator counted 98 homes sold in ZIP 20904 in the three months ending July 31, 2026. That was up 3.2% from the same months of 2025. More homes sold, and prices still rose. That is a steady picture, not a falling one.

The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. Silver Spring matched that pace almost exactly. The Real Estate Data Aggregator shows the local median sale price rose 2.2% over the same stretch. So this ZIP code kept up with the country.

Homes took longer to get to the finish line

The Real Estate Data Aggregator put the median days on market at 35 days in ZIP 20904 for the three months ending July 31, 2026. That is 8 days longer than the same period a year before. Not a collapse, but a real change. Sellers who priced right still sold well. Those who did not had to wait.

The Real Estate Data Aggregator shows 43.9% of homes in ZIP 20904 sold above list price in the three months ending July 31, 2026. That is still nearly 4 in 10. But it was down 10.8 points from a year before. Fewer bidding wars, not zero bidding wars. The average sale still came in at 99.8% of list price, down just 1.3 points. Sellers were not giving much away.

Fewer homes went under contract fast

The Real Estate Data Aggregator found that 44.4% of homes in ZIP 20904 went under contract within two weeks of listing, in the three months ending July 31, 2026. That sounds solid. But it was down 17 points from the same period of 2025. Speed is still possible. It just takes more than a sign in the yard.

New listings in ZIP 20904 fell 6.5% from a year before, the Real Estate Data Aggregator shows. Yet sales rose 3.2%. That means buyers absorbed what came to market. Supply stayed tight. The Real Estate Data Aggregator put months of supply at 2.1 months, up just 0.1 months from a year before. That is still a low number.

Nationally, CNBC reported a 4.9-month supply of homes at the end of August 2026. Silver Spring's 2.1 months is well below that. More competition for buyers here than in most of the country.

Realtor.com reported mortgage rates rose to 6.67% in August 2026, up from 6.05% in February 2026. Higher rates slow buyers down. That likely explains some of the extra days on market in Silver Spring and the dip in pending sales. The Real Estate Data Aggregator counted 108 pending sales in ZIP 20904, down 5.3% from a year before.
