More homes are hitting the Frederick market, but buyers are still moving
The Real Estate Data Aggregator counted 119 homes for sale in ZIP 21703 during the three months ending July 31, 2026. That is up 20.2% from the same period a year before. More choices for buyers means pricing and preparation matter more for sellers right now.
Even with more homes available, buyers kept moving. The Real Estate Data Aggregator recorded 160 pending sales in ZIP 21703, up 6% from a year earlier. Realtor.com reported pending sales fell 0.2% nationwide in August 2026. Frederick ran in the opposite direction.
Prices are still rising, just a little more slowly
The Real Estate Data Aggregator put the median sale price in ZIP 21703 at $411,000. That is up 2.5% from the same three months in 2025. The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. Frederick is keeping pace with that national trend.
Homes are still selling above list, but the edge is smaller
The Real Estate Data Aggregator found the average sale-to-list price in ZIP 21703 was 100.3%. Homes were still selling above their asking price on average. That ratio did slip 0.7 points from a year before, which is a small, honest sign that buyers have a bit more room to work with.
The Real Estate Data Aggregator showed 36.2% of homes in ZIP 21703 sold above list price. That is down 9.9 points from a year ago. Not every home drew a bidding war. The ones priced well still did.
Speed still favors the well-priced home
The Real Estate Data Aggregator found that 57.5% of homes in ZIP 21703 went under contract within two weeks of listing. That share is down 4.8 points from a year before. Still, more than half of all homes found a buyer quickly. The market has slowed a little, but it has not stopped.
New listings in ZIP 21703 came in at 207, up 7.3% from a year before, according to the Real Estate Data Aggregator. More homes came to market than sold. That gap is part of why inventory grew. It also means buyers have real options now, which they did not always have.
One thing to keep in mind about rates
CNBC reported the average 30-year fixed mortgage rate at 7.45% as of September 24, 2026. That is a real cost for buyers. It has not stopped pending sales from rising in ZIP 21703, but it does shape what buyers can afford and how they negotiate.
