More homes are for sale in Silver Spring, but prices still edged up

The Real Estate Data Aggregator counted 197 homes for sale in ZIP 20906 during the three months ending July 31, 2026. That is up 55.1% from the same months in 2025. More supply gives buyers real room to compare before they decide.
Nationally, Realtor.com reported a 4.9-month supply of homes at the end of August, the highest level in more than a decade. Silver Spring's 2.5 months of supply, per the Real Estate Data Aggregator, is still tighter than that national picture.
Prices held up, but the edge is a little thinner
The Real Estate Data Aggregator shows the median sale price in ZIP 20906 reached $390,000 in the three months ending July 31, 2026. That is up 4% from a year before. Prices rose even as more homes came to market. That is a small but honest piece of good news for sellers.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between Q2 2025 and Q2 2026. Silver Spring's 4% gain beat that national pace.
Not every home sold fast or above asking
The Real Estate Data Aggregator found that homes in ZIP 20906 averaged 42 days on market. That is 4 days longer than a year ago. Homes are still moving, but buyers are taking a little more time.
The Real Estate Data Aggregator put the average sale-to-list ratio at 99.5% in ZIP 20906. That slipped 0.6 points from a year ago. Still very close to full price, but the cushion is a little thinner. Only 27.1% of homes sold above list price, down 7.6 points from a year ago. Not every home drew a bidding war.
Nationally, Realtor.com reported that 20.4% of listings saw a price cut in August 2026. That is a reminder that price still matters, even when values are holding up overall.
New listings kept coming
The Real Estate Data Aggregator counted 280 new listings in ZIP 20906 during the three months ending July 31, 2026. That is up 10.7% from a year before. More sellers are choosing to list, which is part of why inventory grew so much.
Still, 43.4% of homes went under contract within two weeks of listing, per the Real Estate Data Aggregator. That is down 9.4 points from a year ago. Plenty of homes still moved quickly, but that share is shrinking.
